CBRE Brokers $5.9 Million Palm Springs Apartment Sale in Deepwell Neighborhood

CBRE Group has arranged the sale of the Deepwell Apartments, a multifamily property in Palm Springs, California, for $5.9 million, according to an announcement from the commercial real estate services firm.

The transaction adds to a steady stream of apartment deal flow in the Palm Springs market, where desert-region multifamily assets have drawn buyer interest in recent years as investors seek rental housing outside core coastal metros. CBRE, which operates through its Advisory Services, Building Operations and Experience, Project Management, and Real Estate Investments segments, regularly represents buyers and sellers on multifamily transactions across California.

Palm Springs has remained an active secondary market for apartment investors, supported by a tourism-driven local economy and a rental base that includes both full-time residents and seasonal occupants. Sales in the Deepwell area, a residential district known for its mid-century housing stock, typically attract private and regional investors rather than large institutional buyers, reflecting the smaller deal sizes common in the Coachella Valley.

The announcement comes as CBRE’s shares trade at $140.90, up 0.28% from the prior close of $140.51, valuing the company at roughly $40.5 billion. The Dallas-based firm is the largest commercial real estate services company by revenue, with operations spanning the United States, the United Kingdom, and international markets.

Multifamily brokerage activity nationally has been shaped in recent quarters by elevated interest rates, which have widened the gap between buyer and seller price expectations and slowed transaction volumes compared with the peak years of 2021 and early 2022. Smaller properties like the Deepwell Apartments have often proven more resilient, as they are frequently purchased with more conservative leverage by individual and family investors less dependent on debt markets.

Details such as the buyer, seller, and per-unit pricing were not disclosed in the announcement.

What to watch

  • CBRE’s upcoming quarterly earnings report, which will detail capital markets and advisory revenue trends.
  • Additional multifamily transaction announcements in the Palm Springs and broader Coachella Valley markets.
  • Interest rate movements that could influence financing costs and apartment valuations across Southern California.
