Dwight Capital Refis Pennsylvania Apartments With $34M HUD Loan

Vanguard Development has landed $34 million of U.S. Department of Housing and Urban Development (HUD)-backed debt to refinance a multifamily property in south-central Pennsylvania, Commercial Observer has learned.
Dwight Capital closed the HUD 223(f) loan backed by the Reserve at Willow Ridge apartment community in Lancaster, Pa., about 65 miles west of Downtown Philadelphia. Brandon Baksh and Noah Greenwald originated the transaction for Dwight.
Loan proceeds will be used to fund a replacement reserve account for future capital improvements and return equity to the borrower, built up through the construction, lease-up and stabilization phases, according to Dwight. The 160-unit project debuted in 2023.
Located at 110 Summit Drive, the Reserve at Willow Ridge consists of 72 garden-style apartments and 88 townhouse units across 24 buildings. Amenities include a swimming pool, a clubhouse, a fitness center, a picnic pavilion and walking trails.
Vanguard Development did not immediately return a request for comment.
