Catalyst IOS Doubles HQ at SL Green’s 800 Third Avenue to 12K SF

Catalyst IOS, an investment manager specializing in industrial outdoor storage (IOS), has doubled the size of its 800 Third Avenue headquarters, Commercial Observer has learned.
Catalyst’s new 12,000-square-foot office takes up the entire 35th floor of SL Green Realty’s Midtown East Manhattan tower. The company will move from its current 6,000-square-foot space on the 27th floor, according to a company spokesperson.
The deal carries a five-year term, and the asking rent was not disclosed. Asking rents for Class A offices in the Grand Central submarket averaged $82.64 per square foot in the third quarter of 2026, according to Colliers.
The move will support Catalyst’s 37-member team as it grows its platform, which currently comprises over $1.4 billion in assets under management across more than 220 U.S. properties, according to a spokesperson.
“As our network of irreplaceable IOS sites and best-in-class team continues to grow, this expanded space will help us achieve our mission of being the sector-defining company in IOS,” Max Heiden, co-founder and partner at Catalyst, said in a statement.
Catalyst reported $181 million of completed IOS acquisitions in the first half of 2026. It launched a $400 million equity fund in February — the AV- and EV-focused acquisition strategies of which it discussed with CO in March — and secured a $281 million portfolio financing package in June.
Cushman & Wakefield’s Harry Blair, Kyle Cohen and Kelli Berke negotiated the deal on behalf of SL Green, while Catalyst was represented in-house.
The firm plans to take occupancy in its new office space by the end of the year. The 526,124-square-foot building, located between East 49th and East 50th streets, also hosts financial planning company Reid Tax & Advisory Services, investment adviser Kimelman & Baird and Silicon Valley-based law firm Ropers Majeski.
A spokesperson for C&W did not respond to a request for comment.
